Phase I Environmental Site Assessments
For most current commercial and industrial property transactions, banks require Environmental Site Assessments to be performed as a part of the necessary paperwork.

Phase II Environmental Site Assessments
A Phase II ESA typically follows a Phase I ESA if a potential for environmental concern is identified. Such concerns include potential impacts due to: spills of gasoline, diesel fuel, fuel oil, agricultural chemicals, asbestos, PCBs, Dioxins and Furans, heavy metals, etc.
During a Phase II ESA physical samples are collected and analyzed to determine the concentration and extent of contamination.
Site Remediation of Soil, Groundwater and Building Components
When contamination is found at levels above recommended criteria remediation is required.
